Choosing a Spanish home

When it comes to leaving the UK for a better way of life abroad, Spain is second only to Australia as our favourite destination. No fewer than 761,000 British people have made their permanent homes in Spain and many others own a second home here, many preferring to spend the harsh winter months in the warm Mediterranean sunshine.

The Costa Blanca has proved a highly popular choice over recent years, with an abundance of attractive villas in quiet residential areas available at a fraction of the cost of similar properties elsewhere on the mainland. As a result, towns like Torrevieja have grown at an unprecedented rate and thousands of expats are now enjoying the benefits of a more relaxed lifestyle with year-round sunshine as well as a lower crime rate and excellent health care. Other favourite property hotspots include the Balearic islands, with Mallorca being associated with luxury villas in spectacular locations. In the north, exclusive properties can sell for several million euros, while the east coast is undergoing a regeneration drive making new build properties available which are excellent value for money. In Ibiza the nightlife hotspot of San Antonio offers some of the cheapest properties on the island, but if you are looking for something quieter, the secluded interior of Ibiza and neighbouring Menorca offer some fantastic rural properties which are competitively priced compared with similar properties on the coast.

If you prefer to set your sights further afield, you may wish to consider the Canary Islands, where average temperatures in winter remain around 18C 64F. Property prices are still increasing steadily in Tenerife, the largest island, rising by 7.5% in 2007. The north of the island is particularly inviting for its tranquility and beautiful unspoilt landscapes; a world away from the tourist traps of the south. With prices here still extremely competitive compared to mainland Spain, your investment is sure to deliver great returns. Similarly the neighbouring island of Gran Canaria offers some rich pickings, with average one bedroom duplex villas in fabulous locations such as Maspalomas still selling for under 100,000 euros.

Before buying a property in Spain you will need to obtain a Certificate of non-residency and appoint a financial representative and a Notary, who will be responsible for drawing up the <i>Escritura</i> - the title deeds - and presenting them at the land registry. It is important to allocate around 8% of your purchase price for Land Registry fees, which include conveyancing and Notary fees. It is always a good idea to visit your preferred location several times before buying to ensure that you get a good feel for the area, and it may even be advisable to rent for some time before you make that big decision. Most budget airlines now run regular services to Spain from all major UK cities and with daily Heathrow, Manchester, Glasgow and Birmingham Flights it has never been easier to make that exciting trip to view all those tempting properties.
